Simple Things New Home Construction Projects Need To SucceedAny home construction project, whether a renovation, addition, or an entire home, is a big undertaking. Roadblocks, mistakes in communication, and delays are common along the way, but our simple best practices can make the whole process less stressful and more successful.

1) A qualified, trustworthy contractor

This one may seem obvious, but it’s difficult to know how to hire a contractor you can trust to head up your home project. Here are a few tips on finding the right contractor for your project:

  • Interviewing contractors is a great way to learn about their outright skills, qualifications, and capacities, as well as soft skills like communication skills and timeliness.
  • Get recommendations. Asking around (or searching for reviews online) is a great way to find a contractor you can trust.
  • Don’t choose a contractor based on pricing only. There are many other factors that can affect your budget, experience, and success of your project as much as, or even more than, the initial bid. Some contractors and firms try to bid low and then add on additional costs during the construction process – when you can’t back out. And having a contractor who can communicate well and stick to a schedule – even for a higher initial bid – can save you from accruing additional costs.

2) A detailed plan

Any successful home construction project must begin with a clear vision of what will happen before you start any physical work. This phase requires a lot of research and a lot of consultations with different experts and laborers you may need. Consider consulting with each expert (electrician, designer, specialists, etc.) you’ll need before construction – and it’s best to talk to more than one of each to best understand logistics, budget, and timeline for your project. This will probably take awhile to put together – so be patient! A good plan can make the actual construction part of your project easier, quicker, and more successful.

If any part of your plan is vague or confusing, make sure to ask questions! The beginning is the best time to clarify on the details, even if you’re not an expert. And having the specifications clearly spelled out in your initial plan can help do away with extra costs along the way before you even start building.

3) A plausible timeline

Timeline is a hugely important part of any construction project – especially on something as personal and necessary as your home. Make sure each expert and laborer you work with approves your timeline before it starts. And, with a detailed plan and timeline prepared, you can save time by buying things like furniture and paint ahead of time while construction is still taking place.

4) An architect

In order to make a detailed plan and plausible timeline a reality, it’s most often best to hire an architect – especially if you’re planning a new addition, but even if you’re just renovating. Though there’s obviously an upfront cost, hiring a professional who knows the ins and outs of home construction can help you plan better for the costs that aren’t always included in construction (e.g. paint supplies and furniture) and avoid the roadblocks, delays, and added costs that can – and often do – add up later.

5) Flexibility

Planning is hugely important in home construction projects, and with so many pieces to put together, it may take months to plan before you even start on the project. Make sure you know that going into the project. And because you can’t completely plan for everything, prepare yourself for setbacks and delays along the way. However, with a good contractor, a detailed plan, a plausible timeline, and an architect to make it all easier, you’ll likely have fewer setbacks and a more successful project overall.
